Rental Requirements

A $75 non-refundable application fee is required for investigation.
Each applicant, co-applicant and/or co-occupant must individually submit a separate application and authorize a background/credit check.
Landlord and Property Manager require liability coverage equal to or greater than $100,000 per occurrence and to maintain such coverage throughout the entire term of the lease agreement. This requirement can be fulfilled by either a Renter's Insurance policy or a Tenant Liability policy.All tenants are required to enroll in the Tenant Benefits Program starting at $44.05 per month, which includes credit building to help boost the tenant's credit score with timely rent payments, up to $1M Identity Theft Protection, HVAC air filter delivery (for applicable properties), utility connection services making utility connection and home service setup a breeze during your move-in, our rent rewards program, on-demand pest control services, liability insurance, and much more!
The Tenant Benefits Program is REQUIRED for ALL lease agreements with Marquise Properties Group, LLC and will be billed on a monthly basis.

Minimum credit score of 650 (unless otherwise noted)
Copy of a valid Government-issued Photo ID
No prior evictions or eviction filings/proceedings (with exception of COVID-19 related evictions)
Stable, verifiable employment/income
Positive rental history
Acceptable criminal history
Will not be burdened with rent payments as seen by monthly debt-to-income & rent-to-income ratios
Demonstrates financial responsibility as seen on a credit report (no outstanding balances, bankruptcies, liens, or civil court judgments)

Please note, there is a Non-Refundable Pet Fee:
$300 for cats and small dogs (1-25 lbs.)
$500 for medium to large dogs (26-100+ lbs.)
(Breed Restrictions and Pet Rent per month may apply.)
All properties may not accept pets. Property Owner may opt for a revised pet policy, please confirm fees with our office.

When adding a co-signer/guarantor as a party to the lease agreement, the co-signer/guarantor must have a credit score that is greater than or equal to 700 and has to agree/go through a background investigation. Our office also requires that the co-signer/guarantor sign the lease agreement.

Under special circumstances approved for the property, we can accept the following to verify income:
Earnings Statement from employer showing annual salary/gross & net income
Pay stubs, copies of bank balances and bank history

A Security Deposit is a payment made by the Tenant at the beginning of the tenancy to protect against damages and breach of the lease agreement. This money protects the Landlord financially from non-payment of rent, breach of the lease agreement, or damage to the rental property. Should any damages occur or rent payments go unpaid, this money can then be used to supplement the Landlord’s financial loss.

Let's work together to prevent fraud. All funds to lease with Marquise Properties are paid directly through our MarquiseProperties.com website and/or the MP Online Portal, never through wire transfer or person-to-person payment apps like Zelle, PayPal or Cash App.
Only submit applications for our homes through our website. We do not lease or accept applications for our homes through Facebook, Craigslist or any other advertising services.
Rental scams are on the rise, and we are doing our part to prevent fraud. Please make sure you know who you’re talking to before you send money to “rent” a home.

In the Sale and Rental of HousingIt is illegal discrimination to take any of the following actions because of race, color, religion, sex, disability, familial status, or national origin (Maryland expands this to include source of income):
Refuse to rent or sell housing
Refuse to negotiate for housing
Otherwise make housing unavailable
Set different terms, conditions or privileges for sale or rental of a dwelling
Provide a person different housing services or facilities
Falsely deny that housing is available for inspection, sale or rental
Make, print or publish any notice, statement or advertisement with respect to the sale or rental of a dwelling that indicates any preference, limitation or discrimination
Impose different sales prices or rental charges for the sale or rental of a dwelling
Use different qualification criteria or applications, or sale or rental standards or procedures, such as income standards, application requirements, application fees, credit analyses, sale or rental approval procedures or other requirements
Evict a tenant or a tenant’s guest
Harass a person
Fail or delay performance of maintenance or repairs
Limit privileges, services or facilities of a dwelling
Discourage the purchase or rental of a dwelling
Assign a person to a particular building or neighborhood or section of a building or neighborhood
For profit, persuade, or try to persuade, homeowners to sell their homes by suggesting that people of a particular protected characteristic are about to move into the neighborhood (blockbusting)
Refuse to provide or discriminate in the terms or conditions of homeowners insurance because of the race, color, religion, sex, disability, familial status, or national origin of the owner and/or occupants of a dwelling
Deny access to or membership in any multiple listing service or real estate brokers’ organization
