Our Benefits...

  • We use our resources to focus on delivering innovative services/programs to our members and providing quality customer service that you and your Tenants deserve! We charge an 8% monthly fee of the rent payment for access to our property management services.

  • We are proud to offer a six-month tenant warranty. If your tenant needs to be evicted within the first six-months, we will re-lease the property for you free of charge. (This excludes month-to-month leases.)

  • We have a team of local experts by your side to manage your property. Our professional property managers have the skills and knowledge necessary to help your rental business thrive.

  • We specialize in full-service property management including paperwork and leases, eviction filings and court proceedings, property advertising, tenant screening, maintenance services and move-in/move-out reports.

Our Services...

  • Each property is photographed before and after a lease agreement to document any damage that has been incurred. A detailed checklist is also included in the report for each room to allow the property to be inspected closely and document damage or irregularities.

  • We provide a Nationwide Criminal Search, Credit Report, Nationwide Eviction Search, Prior Address Search, Income Verification Report and SSN Verification.

  • We take a professional, diligent approach to collecting rent payments on time each and every month. Our expectations and procedures are made clear to tenants prior to the signing of a lease.

  • We can handle maintenance problems of every kind because we rely on a network of contractors to ensure quality work, quick turnaround and competitive pricing.

  • We follow a proven and standard practice when it comes to late rent. After a five-day grace period, we begin the paperwork on legal proceedings regardless of the situation or excuse. When necessary, we take swift and professional steps to initiate the entire eviction process.

  • Each quarter and each year, we will send you a statement showing your rental income and expenses for each specific property. We will also provide you with a 1099 tax form at the end of the year, as required by law.

As required by state and federal laws, any property built before 1978 must have a lead certification administered before the property can be rented. We will not manage any property that lacks proper lead certification, but we can help you through this process and provide a list of qualified lead inspectors.

  • You will be informed. We provide you with an Owner Portal that allows 24/7 access to very important reports, financial statements and summaries of your properties. The Owner Portal is one of the unique features we offer and allows us to provide you with the most convenient way to stay up-to-date on your properties’ performance. You can also contact us if you have any questions or need additional information.

  • We are experts and have experience successfully managing our company-owned rental properties. We strive to continuously improve and increase our knowledge of the industry. We frequently keep up with current trends, systems, and best practices.

  • Our Property Management Division's services are not flat-fee structured because we use our resources to focus on delivering innovative services/programs to our members and providing quality customer service that you and your Tenants deserve!     Additionally, we do not have any hidden fees. We have four fees, but only two are charged to work with us. We also do not charge these fees until after we successfully find quality tenants to rent your property.

  • Some tasks go beyond the normal scope of property management or require additional cost. The monthly property management fee does not include the following:

    • on-site management services (outside of property inspections)

    • property sales

    • refinancing

    • preparing property for sale or refinancing

    • modernization

    • fire or major damage restoration

    • rehabilitation

    • obtaining or giving income tax, accounting, legal advice, and representation before public agencies

    • advising on proposed new construction

    • debt collection

    • counseling

    • attending Homeowner Association meetings
